Terms of Service

These terms apply when you use CheckMyRent.nl, a service of Shoticcha B.V. (KvK 77515536). Please read them before you buy a report.

1. What we offer

CheckMyRent.nl helps tenants estimate the legal maximum rent of a home in the Netherlands under the housing valuation system (WWS). We offer:

  • A free calculator that estimates the WWS points and maximum rent from details you enter.
  • A paid report (€19, one-time) that reads your rental contract or photos, shows the point calculation per category, and includes a letter to your landlord and a Huurcommissie guide.

2. Estimates, not legal advice

Our results are estimates for information only. They are not legal advice and not an official decision. Only the Huurcommissie or a court can decide what your maximum rent is. Check important decisions with them or with a legal adviser.

3. Accuracy

We apply the official rules carefully, but the result depends on the information you and your documents provide. In particular:

  • AI can misread a document. Check the figures shown in your report.
  • Kitchen and bathroom fittings are assessed in simplified categories, so an official inspection can differ by a few points.
  • The rules and rent tables change every year. Reports use the rules in force on the date of the report.

4. Payment and refunds

The report costs €19, paid once through Stripe (iDEAL or card). You start the report yourself, and it is delivered straight away. If your report finds that your rent is not above the legal maximum, we refund your payment in full automatically. If we could not produce your report, or it contains a clear calculation error, we also refund you in full. Email support@checkmyrent.nl with your report number.

5. Your documents and data

You may only upload documents you are entitled to share. We use them to prepare your report, as described in our privacy policy.

6. Use of the report

The report is for your own use, for example to send to your landlord or the Huurcommissie. You may not resell it.

7. Liability

We are not liable for decisions you make based on an estimate, or for damage caused by interruptions of the service or by third-party services such as Stripe or our hosting provider. Our liability is in any case limited to the amount you paid for the report. Nothing in these terms limits rights you have under Dutch consumer law.

8. Changes

We may update these terms. The version that applied when you bought your report stays valid for that report.
