Helping tenants find out what their rent should be
Many tenants in the Netherlands pay more than the law allows without knowing it. CheckMyRent makes the official rent rules easy to check, in English and Dutch.
Why we built it
Since July 2024, most homes with up to 186 points under the housing valuation system (WWS) have a legal maximum rent. The rules are public, but they are written in Dutch, spread over long legal texts, and hard to apply to your own home. Expats and students in particular often sign a contract without knowing these limits exist.
How the check works
- The free calculator asks for a few details about your home and applies the 2026 WWS rules and the official maximum rent table.
- The full report (€19) also reads your rental contract with AI (Claude, by Anthropic) to pick up the base rent, service costs and surface area, then shows the calculation per category.
- We test the calculation against the Huurcommissie's own Huurprijscheck and the worked examples in the law.
What we are not
CheckMyRent is not a law firm and not part of the government. Our results are careful estimates, not legal advice. Only the Huurcommissie or a court can make a binding decision about your rent. We tell you how to get there.
