Privacy Policy

1. Who we are

CheckMyRent.nl is operated by Shoticcha B.V. (KvK 77515536), which is responsible for processing your personal data as described here (the "controller" under the GDPR). Contact: support@checkmyrent.nl.

2. What we collect

• The free contract scan: the contract you upload is sent once to Anthropic (Claude) to read it, and not stored by us. We keep only a hashed version of your IP address for 2 days, to limit the number of free scans.
• The free calculator: nothing is stored on our servers. The details you enter stay in your browser.
• For a paid report: your email address, the contract or photos you upload, the details you enter about your home, and the results we calculate (such as the address, surface area, rent and points).
• Reviews (optional): your rating, review text, first name and city, if you write one. We show it on the site only if you tick the box and we approve it.
• Reminders (optional): your email address and language, only if you sign up and confirm.
• Payment: handled by Stripe. We do not see or store your card details.
• Usage statistics: anonymous page views and events through Vercel Analytics, without cookies.

3. Why we use it

• To prepare and deliver your report, and email it to you (performance of the contract).
• To answer your questions and handle refunds (performance of the contract).
• To show your review on the site, if you ticked the box (your consent, which you can withdraw by asking us).
• To send the reminders you signed up for (your consent, which you can withdraw in every email).
• To keep payment records for tax purposes (legal obligation).
• To improve the service with anonymous statistics (legitimate interest).

We do not use your data for advertising and we do not sell it.

4. Who processes it for us

Where data is processed outside the EU, these providers rely on the EU Standard Contractual Clauses and/or the EU-US Data Privacy Framework.

5. How long we keep it

• Uploaded contracts and photos: deleted automatically 30 days after your report.
• Uploads without payment: deleted automatically after 2 days.
• Your report results: kept so you can open your report again, until you delete them with the button at the bottom of your report or ask us.
• Payment records: 7 years, as Dutch tax law requires.
• Reviews: kept until you delete your report or ask us. Deleting your report deletes your review too.
• Reminder sign-ups: your email address and language, kept until you unsubscribe. Every reminder has an unsubscribe link. If you never confirm the sign-up, we send you nothing else.

6. Your rights

You can ask to see, correct, delete or export your data, and object to or restrict how we use it. Email support@checkmyrent.nl and we respond within one month. You can also file a complaint with the Autoriteit Persoonsgegevens, the Dutch data protection authority.

7. Cookies and browser storage

We do not use tracking or advertising cookies. The calculator keeps your last check in your browser (local storage), so it is there when you come back and the report form can reuse it. It never leaves your device unless you order a report; use “Start over” to clear it. The deposit letter tool stores nothing. Stripe uses its own cookies on its payment page.

8. Security

All traffic is encrypted (HTTPS). Access to report data and files is limited to what is needed to run the service.

9. Changes

We update this policy when our processing changes. The date at the top shows the latest version.
