Temporary Rental Contracts in the Netherlands: What Changed in 2024

CheckMyRent Team

On 1 July 2024 the Permanent Rental Contracts Act (Wet vaste huurcontracten) took effect. Its goal is more security for tenants.

New contracts are permanent by default

Since 1 July 2024, landlords can in principle only offer contracts for an indefinite period. Temporary contracts are only allowed in a few specific situations, for example for some student housing and other specific groups.

Temporary contracts signed before 1 July 2024

These continue until their end date. If you keep living in the home after that date and the landlord has not properly ended the contract, it usually continues as a contract for an indefinite period.

Your rent can still be checked

The type of contract does not change the maximum rent. With a temporary contract, you can ask the Huurcommissie to assess the starting rent up to 6 months after the contract ends, so even former tenants may still be able to act.
