Renting a Room in the Netherlands? How the Point System Works for Shared Housing

CheckMyRent Team

If you rent a room and share the kitchen, bathroom or toilet with others, your home is "non-independent" (onzelfstandige woonruimte). It has its own version of the point system, and almost all rooms fall under a legal maximum rent.

What counts

  • Your own room size, plus a share of the common areas.
  • Shared facilities: the more people share a kitchen or bathroom, the fewer points each room gets.
  • Energy label of the building.
  • Outdoor space and some other features.

Typical red flags

  • A small room (under 15 m²) costing more than €700 per month excluding service costs.
  • Many housemates sharing one kitchen and one bathroom.
  • High "all-in" prices where the base rent is not shown separately.

What you can do

Estimate your room with our free calculator (choose "A room"). If the result is well below what you pay, ask the landlord for a breakdown of base rent and service costs, and consider the Huurcommissie. Starting-rent checks usually need to be requested within 6 months of the contract start.
