# CheckMyRent > CheckMyRent.nl helps tenants in the Netherlands, especially expats and students, find out whether their rent is above the legal maximum. It calculates a home's points under the Dutch housing valuation system (WWS, woningwaarderingstelsel) with the 2026 rules and official rent tables, in plain English. Key facts (2026): - Homes with up to 143 points are social rent; the maximum base rent at 143 points is €932.93 per month. - Homes with 144–186 points are mid-rent; the maximum at 186 points is €1,228.07 per month. This applies to tenancies that started on or after 1 July 2024. - Homes with 187 points or more are in the free sector (no legal maximum for the starting rent). - Tenants can usually ask the Huurcommissie to assess the starting rent within 6 months of the contract start, or within 6 months after a temporary contract ends. The tenant fee is €25, refunded if the tenant is proven right. - The maximum applies to the base rent (kale huur), not to service costs.
